Agent vs Evidence

The listing says it.
The record may not.

Every finding keeps three things apart: what a record actually says, what that could plausibly mean, and what you should go and ask.

Example finding — from our fictional sample report

Claim from the listing

Fully licensed restaurant, alcohol licence in place.

Contradicted

Evidence

The council’s licensing register lists premises licence FIC/24/01234/PREM, granted 14 Jun 2024 to a company. Companies House shows that company was dissolved on 26 May 2026. No transfer or interim authority notice appears on the register since.

Interpretation

A company’s premises licence lapses when the company is dissolved, unless within 28 days someone applies to transfer it or gives an interim authority notice. None appears on the register, so unless one was made and not yet published, the licence has lapsed, even though the register still shows it as current.

Action

Ask the agent for proof of a transfer or interim authority notice before you agree the premium. If there is none, plan for a new premises licence before opening with alcohol.

Confirmed by a primary record No independent record found Record contradicts the claim

An agent’s own claim never counts as confirmation of itself. Where we cannot confirm something, we say so plainly rather than filling the gap.

One address. Multiple evidence trails. One decision.

We work the same four sources every time, in the same order, whatever the property. That repeatability is the point.

01

Planning history

What was applied for at this address, what was granted, and what was refused.

02

Food hygiene

Inspection history and past ratings from the national food hygiene data.

03

Licensing

What your intended use would need, and what the record shows — including refused hours.

04

Company and insolvency records

Company status, filings and insolvency notices for businesses that have traded here.

How it works

  1. Check the property

Enter the address and see instantly whether we can assess it.

  2. Tell us what you’ll run

What you intend to operate decides which records matter.

  3. We confirm scope and price

We review the property and come back within 1 business day with what we can cover and what it costs. If you want to go ahead with it, we send a PayPal invoice by email; nothing is charged on this site.

  4. You get the evidence

A sourced report showing what’s confirmed, where no independent record was found, what contradicts the listing, and what to ask before you sign.

What a report is not

  • It is not legal, planning, licensing or surveying advice, and it is not a substitute for a solicitor or a professional survey.
  • It does not guarantee that a property is suitable, or that permission will be granted for what you intend to do there.
  • It reflects the public record as it stood when the report was prepared. Records change, and gaps in them are reported as gaps.

What you get

Not a summary of the listing. A document you can take into the negotiation and point at.

  • A source for every finding — the record it came from, not our word for it
  • What is confirmed
  • Where no independent record was found
  • What contradicts the listing
  • The questions to put to the agent or landlord
  • The documents to request
  • A verdict based on the evidence available
